Who pays for the cleanup if I discover my tenants are making
meth?
If a rental unit becomes contaminated due to cooking of
mehtamphetamine, it is the land owners responsibility to pay for all clean up
costs. No government agency will clean up a meth lab on private property, and
most insurance policies don't cover cleanup of illegal toxic waste. State law
requires a property owner to hire a state-certified cleanup contractor to
decontaminate properties in which meth has been cooked. The cost to a landlord to
clean up a rental unit can typically run between $2,500 and $4,000, but can run
as much as $10,000. Plus the cost of any remodeling after a unit is
decontaminated.
